In-Home Consultation

Villa Astoria Rental Agreement - Minimum of 11 Nights Stay
 
Contract
The contract is between the owner and and the person making the booking (the guest).

The minimum age of the person booking the accommodation must be 21 years or older.
 
The accommodation may only be occupied by the maximum number of guests which is 4 in total. The accommodation is not suitable for young children under the age of 3 years. 
 
You and the members of your group agree not to use the accommodation for illegal or commercial purposes, including subletting, special occasions, such as parties of any kind, weddings, receptions, family reunions, or increased occupancy (guests not registered on the registration form), are not permitted at any time. This will result in the immediate termination of the contract and also for you and your group to leave the accommodation with immediate effect.

When you submit a booking through our online booking system or via email, you will receive a booking confirmation. When you have received the booking confirmation, you agree to all booking terms and conditions listed here without exception. A contract will be created once your booking is subsequently confirmed and 50% reservation is paid or is paid for in full.

The owners have the right to dissolve the agreement before or during the rental period if unforeseen or unavoidable circumstances make it impossible to hand over the rental property, endanger the guest(s) or the property or complicate the service to such an extent that it is no longer reasonable to fulfil the agreement.
Upon termination by the owner 100% of monies paid will be refunded.

Prices
Accommodation price includes electricity, water, bed linen, bath towels, beach towels and mid-stay bedding change and final cleaning, there are no additional charges.

Payment
Payments can be made in either Euros or GBP (if paying by bank transfer).
A 50% reservation amount must be paid at the time of booking. 

The remaining 50% plus deposit is required to be paid no later than 60 days before commencement of rental date. If payment is not received within 55 business days of commencement of rental date, the reservation will be cancelled and guests will no longer be entitled to the property.


Payments can be made by credit or debit card (online payments only) or by bank transfer, the details of which will be given at time of booking.

Deposit
The owner will charge a deposit of either 400€ or £300 depending on the currency used for payment. The deposit is to be paid 60 days before commencement of rental date of booking. This deposit is fully refundable except in circumstances such as the guest(s) has caused damage or breakages to items. Full or partial refund of the deposit is always made within 2 weeks after departure and in the same manner in which it was collected.

Booking changes
The owners or agent will endeavour to accommodate any change to a booking but cannot be guaranteed.

Cancellation
If the guest cancels the booking, they must immediately inform the owners or agent.
Cancellation Refund Policy
Booking cancelled 60+ days before arrival - 100% refund
Booking cancelled 59-31days before arrival - 50% refund
Booking cancelled 30 days or less before arrival - no refund
No show - no refund

The owners expects all guests to purchase relevant travel insurance to cover every eventuality.

Arrival and departure
The guest and his/her party must arrive no earlier than 4:00 pm on the day of arrival and must depart no later than 10:00 am on the day of departure, unless specifically agreed in writing.
Failure to adhere to these times may result in additional rental charges plus a fee for delayed or hindered access to the property by cleaners and maintenance staff.

Guests will normally be met by the owners or an appointed representative upon arrival and full details of arrival information will be provided once payment has been received.

It is the responsibility of the guest to inform us of both the time of arrival and time of departure. 
The guest will be charged the following if the arrival is outside normal business hours:
Guests arriving between 20:00 and 08:00 will be charged an additional €40.00. 

Conditions for occupancy
Only the people listed on the booking form are allowed to stay in the property, unless agreed in advance with the owner.
During your stay, you agree to be considerate of the occupants of neighbouring properties and not to cause a nuisance by producing excessive noise or for any anti-social behaviour. The owners may refuse you or any member of the group access to or further occupancy of the property if you or they behave illegally or anti-socially or if damage is likely to be caused. Any of these actions will be treated as a cancellation by you and the owner will not be responsible for any refund of rental paid, the owners or agents are under no obligation to find alternative accommodation for you.

Any problems that arise during guests' stay should be reported at reasonable times, 9am to 6.00pm by phone call or Whatsapp messaging. Only contact the owners by phone outside these hours if there is an emergency, such as water leaks that cannot be isolated etc. Emergencies do NOT include problems such as lights, internet or TV not working.

Care of the property during the stay and on departure 
The guest is responsible for leaving the property clean and tidy including all appliances used, including the BBQ and for any loss, breakage or damage. All awnings, umbrellas or soft furnishings outside should be retracted, closed and stored inside or covered on the terrace, during windy, rain or inclement weather.
Any breakage or damage, however minor, must be reported by the guest to the owners or agent, the cost will be deducted from the deposit at the end of the stay.

All air conditioning should be switched off when leaving the villa. All windows and doors should be closed while using the air conditioning. Misuse of air conditioning may result in an additional payment that will be deducted from the deposit.

Furniture should not be moved from inside to outside under any circumstances, as this may result in sun damage.
 
Pets
No pets are allowed.

 

Smoking

The guests are not permitted to smoke in the Home. Smoking is permitted in the garden, provided that all associated rubbish is removed at the end of the rental period.

 

Waste

Waste must be deposited in the nearest containers upon departure.

 

Keys

The owners or their representative will provide you with a single copy of the house keys. Failure to return or loss of keys will incur a replacement fee of €100.00.

 

Pool

Pool maintenance is carried out once or twice a week. 

If the pool is dirty or you notice any problems, please contact the owners immediately.

Any tampering with the pool, the pool lights, or the functioning of the pumps by the guest may result in costs deductible from the deposit.

It is mandatory to shower before entering the pool to remove all types of cream or oil. Pools can become green due to excess of these products and can become unusable for up to three days; this is the guests' responsibility.


Right of access

The guest must allow the owner, or their representatives reasonable access to the property with 2 hours notification.

Liability
Neither the agent , nor the owner is responsible to the guest or any member of his/her group for any loss or damage to persons or property resulting from the rental.

We recommend you take out travel insurance against cancellations, loss of personal property, accidental damage to personal property. Agent or owner’s insurance does not cover theft of personal property from individual homes.

We also recommend making sure you have the right health insurance to get emergency treatment in Spain if needed.

Non-provision of housing/facilities
If the property is not available due to circumstances beyond the control the owners will endeavour to offer suitable alternative accommodation or will refund all monies paid (or a portion in the case of curtailment).
The owner reserves the right to change or withdraw without notice facilities and/or amenities, including awnings or electrical equipment that have been advertised, due to repairs, maintenance or other circumstances beyond their control.
 
Complaints
The guest should immediately take up any complaint with the owners who should be given the opportunity to address the problem. The owners or agents regret no complaints can be taken up after the guests have left the property. Neither the owners, nor the agent will be responsible for any additional costs incurred or claimed by a guest in the event he/she decides to leave the property prior to the booked departure date.
